25 x 5m with infinity edge and overlooking the small lake of Hole 10 on Palm Hills Golf Club. Adjacent to a Pool Bar & BBQ station to enjoy evening Apero or small gathering and diner or lunch for that matter.

Dining
Your Villa Cook / chef prepares a continental breakfast everyday (or Asian on request), lunch and dinner from Thai and western menus can be done and arrange during your stay, catering to special dietary requests wherever possible.
Grocery cost is charged at market price plus 25% handling fee.
Arrival / Departure Times
Standard check-in and check-out times for villas are 3pm and 12pm (noon) respectively unless stated otherwise.
Guests can check into our chalets in Japan between 3pm and 6pm, while the typical check-out time is 10am. Urban-Seleqt Agency (the Exclusive rep agency) will work with the Owner or Owner’s Representative to try and accommodate the Guest’s actual arrival and departure times, subject to availability. Please notify Urban-Seleqt of a change in your arrival or departure schedule for us to be able to accommodate a change where possible.
Comminication & Internet
Complimentary WiFi access. Uma Villa Manager would be happy to help purchase a local SIM card and have it set up for you at the villa.

UMA Villa Hua Hin is well equipped for families with 6 amazing spacious bedroom with lot of light and high ceiling.
A Private lift in the villa to go up to the outside lounge area to watch the sunset on the gazebo, and to access the bedrooms on the 1st floor … very conveninet and unique.
Uma villa accept children only from 7 years old. No pets alloud nor accepted.

Transport / airport transfer
Airport transfers in Hua hin are complimentary (conditions apply). Additional car rental (or super car rental) requirements and taxi pick-ups can easily be arranged by the UMA villa manager prior arrival or while on site
Events & Films shooting
Events for up to 25/30 people can be arranged at the villa with prior notice (event fee applies).
We would also look into any possible requeqst for a film or advertising shooting (on request)
Security deposit
A security deposit may be payable directly to the Owner or Owner’s Representative immediately upon arrival at the Property. The standard security deposit required for each Property is stated in the Property description; however, the Owner has the right to impose different requirements on a case-by-case basis.
The security deposit will be due to the Agent Urban-Seleqt Agency along with the final payment of the villa rate.
Standard Cancellations
In the event that the Guest cancels a confirmed booking, the following cancellation fees will generally apply:
- 20% of the total rental amount will be forfeited if the cancellation is made more than 60 days before the start of the rental period
- 50% of the total rental amount will be forfeited if the cancellation is made between 30 and 60 days before the start of the rental period
- 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before the start of the rental period
- For no-show: 100% of the total rental amount will be forfeited
